<br /> (0) Studios ( artist, music, photo, etc. ) <br />. (4) Uses Allowed by Special Use Permit. <br /> (a) All of the above permitted uses, if construction of <br /> a new building, modification of a building's <br /> exterior or modification of the site is involved. <br /> (b) Automobile and motorized vehicle service, including <br /> minor repair and service, parts, rental/lease (not <br /> more than eight rental/lease vehicles on site at <br /> one time), wash, service stations (subject to <br /> further requirements in Section VI.C.(2). <br /> (c) Drive-in businesses <br /> (d) Equipment rental <br /> (e) Insurance claim centers <br /> ( f) Satellite antennae over 40 inches in width or <br /> height and which are clearly accessory to a <br /> principal use on the premises. <br /> (g) Restaurants, fast food <br /> (h) Theatres (indoor) <br />. (5 ) Special Regulations for Drive-In Businesses and Fast Food <br /> Restaurants in the Lexington Avenue B-3 District. <br /> Section VI.C. of the zoning ordinance, specifies <br /> additional requirements for drive-in businesses, fast <br /> food restaurants and automobile service stations. This <br /> paragraph ( 5) is a provision whereby the proximity <br /> requirement of 1,320 feet between drive-in businesses or <br /> fast food restaurants may be waived if the following <br /> conditions are met: <br /> ( a) The operation consists of one or more drive-in <br /> businesses or fast food restaurants and is an <br /> integral part of a building containing one or more <br /> other allowed uses, or the operation is part of an <br /> architecturally unified "food court" or "drive-in <br /> service court" complex containing two or more <br /> restaurants, fast food restaurants or drive-in <br /> businesses. <br />. <br /> 4 <br />
