Improvements to the 1-35W ramp intersections <br /> with Highway 96, and the realignment and <br /> intersection improvements of Round Lake Road <br /> West as it intersects with Highway 96, will <br /> allow development in the GB District that <br /> will produce a maximum total of 1,500 <br /> outbound peak P.M. traffic hour trips. <br /> 2. A roadway along the southerly border of the <br /> GB District that would connect Round Lake <br /> Road West with Old Highway 10, would allow <br /> additional development that would produce up <br /> to 50 additional outbound peak P.M. traffic <br /> hour trips. <br /> . 3. A bridge across 1-35W at approximately 14th <br /> street that would connect Round Lake Road <br /> West with C.S.A.H. 77 in New Brighton would <br /> allow additional development that would <br /> produce up to 250 additional peak P.M. <br /> traffic hour trips. <br /> 4. Development producing additional peak P.M. <br /> traffic hour trips would be allowed if <br /> travel-demand management strategies are <br /> implemented by developers and businesses in <br /> the GB District. <br /> 5. Developers in the GB District and the City <br /> may be required to provide financial <br /> assistance for transportation infrastructure <br /> improvements. Tax Increment Financing will <br /> be utilized as available in providing such <br /> financial assistance. <br /> (i) Signs. Signs will be regulated by the Arden <br /> Hills Sign Ordinance and the Table for Commercial <br /> and Industrial Signs, subject to any modifications <br /> or additions contained herein.
