D. (9) AND VIII.H. AND ITS <br /> SUBDIVISIONS TO APPENDIX A OF THE ZONING ORDINANCE OF <br /> THE CITY OF ARDEN HILLS RELATING TO THE REGULATION OF <br /> DEVELOPMENT IN THE GATEWAY BUSINESS DISTRICT <br /> The City Council of the City of Arden Hills ordains that Sections <br /> V.B, V.E. and V.F. of Appendix A of the zoning ordinance of the <br /> City of Arden Hills shall be amended; and Sections V.D.(9) and <br /> VIII.H. and its subdivisions shall be added to Appendix A of the <br /> zoning ordinance of the City of Arden Hills to read as follows: <br /> Section V.B. Designation of Zoning Districts. For the purposes <br /> of this ordinance, the City of Arden Hills is hereby divided into <br /> the following zoning districts: <br /> R-1 Single Family Residential District <br /> R-2 Single and Two-Family Residential District <br /> . R-3 Townhouse and Low Density Multiple Dwelling <br /> District <br /> R-4 Multiple Dwelling District <br /> B-1 Limited Business District <br /> B-2 General Business District <br /> GB Gateway Business District <br /> I-I Limited Industrial District <br /> 1-2 General Industrial District <br /> Section V.D. (9). Gateway Business District. This District is <br /> established to implement that part of the Arden Hills <br /> Comprehensive Development Plan known as the "I-694/1-35W Planll <br /> (the llPlan") in order to promote high quality, unified, large <br /> scale development in a manner similar to a planned unit <br /> development, to take full advantage of the district's location as <br /> described in the Plan, to protect the district's environmental <br /> resources, to promote flexibility in land uses and development <br /> standards to achieve the objectives of the Plan, to allow <br /> development which will ensure reasonable traffic operation on the <br /> internal and surrounding transportation systems, and to allow <br /> only development which will create an attractive environment and <br /> a positive image for the district which encompasses a tract of <br /> land located at the nexus of 1-694/1-35W that is the most <br /> visible in the city and represents the city's last major <br /> development site. <br /> . Section V.E. Land Use Chart. The chart below shows the uses <br /> which are permitted as a matter of right ("P" ) or by means of <br /> special use permit ("S") or planned unit development permit ("D") <br /> or are not allowed whatsoever in the all of the zoning districts <br />
