F. District Requirements. The table below shows the <br /> minimum and maximum requirements for all of the zoning districts <br /> in the city but for the GB District. The requirements and <br /> development standards for the GB District are set forth in <br /> Section VIII.H.(6) hereof. <br /> Section VIII.H. Gateway Business District. <br /> (1 ) Purpose. The purpose of the GB District is to: <br /> (a) Implement that part of the Arden Hills <br /> Comprehensive Development Plan known as the I- <br /> 694/1-35W Plan. <br /> (b) Promote high quality, unified, large scale <br /> development in a manner similar to a planned unit <br /> development. <br /> (c) Take full advantage of the site's location as <br /> documented and described in the 1-694/1-35W Plan. <br /> . (d) Allow only development that will create an <br /> attractive environment and a positive image for <br /> this site which is one of the most visible in the <br /> community and represents the city's last major <br /> development site. <br /> (e) Protect the site's environmental resources. <br /> (f) Promote flexibility in land uses and development <br /> standards to achieve the objectives of the I- <br /> 694/1-35W Plan. <br /> (g) Allow development that will ensure reasonable <br /> traffic operation on the internal and surrounding <br /> transportation systems. <br /> (2) Procedure. The planning application and <br /> administrative review procedure defined in Section <br /> VIII.G.(2) and G. (3), Planned Unit Development <br /> District, shall be followed subject to any <br /> modifications or additions set forth in this section. <br /> The prescribed procedure may be modified by the city to <br /> allow planning flexibility and to encourage cooperative <br /> dialogue between the developer and the city. <br /> . <br /> 2 <br /> - -.--- <br />
