<br />ARDEN HILLS PLANNING COMMISSION - JUNE 5, 2002 2 <br />Commissioner Zilmnerman inquired about the electrical power in the fi-ont yard of parcel <br />B. Mr. Parrish stated that lot had a future land designation of ncighborhood business. <br />However, it was currently zoned single family residential. He stated the powcr company <br />had a utility easement for that power line. <br />Commissioner Zimmerman asked if Lot B would bc a developable lot. Mr. Parrish stated <br />that power line ran along Cleveland Avenue and it was a deep lot, wbich would allow faT <br />a home and dIiveway. <br />Commissioner Duchenes asked how the division line matched up to the south lot. Mr. <br />Parrish rcplied it would be close. <br />Elizabeth Modesette, 3743 New Brighton Road, replied the lot line would match the <br />south lot line. She stated she had prepared a worse case analysis with the wetland and <br />utility concems if the Commission wanted to see it. <br />There were no comments against the minor subdivision. <br />Chair Sand closed the public hearing at 7:46 p.m. <br />Commissioner Ricke moved, seconded by Commissioner Zimmemlan, to recommend <br />approval of Planning Case #02-03, 3743 Kew Brighton Road, Minor Subdivision, John <br />and Liz Modesette with the following conditions: <br />1. The application is able to meet the minimum requirements of Chapter 11 of City <br /> Code for the minor subdivision of property; <br />2. Providing a 12-foot drainagc and utility easement on the COlmnon lot line and 5- <br /> foot drainage and utility easements on the east/west lot lincs. <br />" Rccording of the minor subdivision with Ra111sey County within sixty days of <br />~. <br /> approval from the City Council; a1Id <br />4, Following recording with Ramsey COlll1ty, the applicant will provide evidenee of <br /> recording to the City of Arden Hills. <br />5. Payment of thc appropriate park dedication fee as determined by an independent <br /> appraisal providcd by the applicant. <br />The motion carried unanimously (7-0). <br />CASE #02-10 - SITE PLAN REVIEW/AMENDMENT, BETHEL COLLEGE, 3900 <br />BETHEL AVENUE - PUBLIC HEARING <br />Staff reviewed their May 24, 2002 report and recommended approval of the site plan <br />amendment as presented. <br />Chair Sand inquired about the doors on the conccssion stand building. Bruce Kunkel, <br />Bethel CollegeVice President, stated the doors were not changing, except for the location. <br />Chair Sand inquired about the press box. Bruce Kunkel explained how the press box <br />would look. <br />
