Wally Anderson, 1260 County Road E West, stated he was concerned with the second <br /> ingress/egress along County Road E and the back up of traffic in that area. <br /> Commissioner Zimmerman asked how far west of the proposed curb cut Mr. Anderson's <br /> business was. Mr. Anderson replied he did not believe that was a problem, but he had an <br /> issue with the traffic in the area. <br /> Chair Sand asked if they could restrict westbound turns from County Road E. Mr. <br /> Parrish replied the County ultimately had to approve the cut, but the City had the ability <br /> to review this in the site plan review process. He stated the ultimate determination on the <br /> Council's part was that they were comfortable with having a right out only. He noted it <br /> would be engineered in such a manner to discourage a left turn. <br /> Commissioner Modesette asked if it was possible to put some kind of a pork chop there <br /> to make it impossible to make a left turn. <br /> Commissioner Zimmerman stated he was concerned they did not have a definite idea of <br /> what was being proposed. <br /> Chair Sand asked for further information regarding the Council's decision regarding this. <br /> Mr. Parrish replied the Council had discussed this at a Council meeting, and three <br /> , ~ Council Members were in favor of a right in only. He noted the County stated they <br /> '. would approve access on County Road E. He indicated the primary access would be on <br /> Pine Tree Drive. <br /> Mr. Davidson, owner of property, stated it was their intent to provide a right in, right-out <br /> only if approve by the County. He noted this was what the Council had approved. He <br /> stated they did not want a left in from County Road E, but a right-in, right-out would help <br /> the traffic flow and would not be a safety hazard exiting onto County Road E. <br /> Commission Modesette asked if the County required some type of a pork chop, would <br /> they be able to comply with this requirement. Mr. Davidson replied they would. <br /> Chair Sand asked if Mr. Davidson knew of any other location on the property where the <br /> anchor could be located. Mr. Davidson replied this was a tenant issue and he did not <br /> have any alternative proposals for relocating the anchor at this time. <br /> Commissioner Ricke asked if they agreed to the increased caliper of trees. Mr. Paetzel <br /> replied they would comply with all landscaping conditions. <br /> There were no further comments made for or against the Site Plan Review. <br /> Chair Sand closed the public hearing at 7:40 p.m. <br /> . Commissioner Zimmerman moved, seconded by Commissioner Ricke to approve <br /> Planning Case #03-01, The Davidson Companies, 1240 West County Road E, Site Plan <br /> Review with the following conditions and recommendations: <br /> 1. All necessary building pell11its shall be filed with the City Building Official. <br />
