Mr.
Hellegers replied the City Attorney had indicated park dedication would not be
something that would be collected because the properties would be consolidated and this
. was not a matter of a subdivision.
Commissioner Zimmerman asked if the intent was to subdivide the lot and sell the lots
off to development. Mr. Hellegers replied what applicant proposed was to put this into
onclot.
Commissioner Zimmerman believed if the end result was to sell of the property for
development, then they should coUect park dedication fees.
Mr. Clark replied they would have the City Attorney review this again and put his
opinion in writing.
Commissioner Modesette noted the two lots across the street appeared independent and
other lots had been consolidated to make nice size lots. Mr. HeUegers replied the two lots
across the street were built without platting. He noted applicant was proposing to cut the
three lots off and sell them as one parcel.
Commissioner Larson asked if the City held an easement along the street. Mr. Hellegers
replied they did.
Chair Sand noted in connection with any motion they would need to make the special
finding.
. Chair Sand asked if the application included platting of the three lots into one lot. Mr.
Hellegers replied this particular application did not.
