<br /> ARDEN HILLS PLANNING COMMISSION - FEBRUARY 2, 2005 3 <br /> Chair Sand invited anyone for or against the variance to come forward and make <br />. comment. <br /> Ray Polk, Lodge Treasurer, stated the reason they were doing this was because it was <br /> costing more to stay there than they were taking in so they needed to sell the lot. He <br /> stated they were not using that area as a parking lot because they did not need it. He <br /> noted they only met twice a month. He stated they had a couple of special events also <br /> during the year. He noted service organizations were dwindling and they were no <br /> different. He stated by selling this, it would enable them to hold on for a while longer. <br /> Commissioner Thompson asked if they had any special eveuts where the parking lot <br /> would be filled up. Mr. Polk replied no, the most cars they usually had was 8 to 10 cars. <br /> Dave Monson, 175 Edgewater, stated they have lived there siuce late 1997 and the Lodge <br /> was a great neighbor. He noted the Lodge had provided parking for all of /he displaced <br /> neighbors when the City was doing the street reconstmction. He asked !what the lot <br /> dimensions were being proposed to be. I <br /> Mr. Monson stated he believed the setback on the sides ofthe lot fronting a street was 40 <br /> feet, which would get down to 60 x 110 feet. He stated when they bought their property, <br /> they had applied for a variance for a deck and they were denied that variance. He stated <br /> he supported this planning case and enabling the Lodge to continue to function, but <br /> requested the Commission might give him the same kind of indulgence with respect to a <br />. variance at some point in the future. <br /> Chair Sand closed the public hearing at 7:21 p.m. <br /> Commissioner Larson inquired about the ponding easement with a house built in the <br /> easement. Mr. Hellegers replied where the structures were indicated was accurate. <br /> Commissioner Larson stated the section map should be updated. Mr. Hellegers replied it <br /> was 2001 section map, so it might not be accurate. <br /> Commissioner Larson moved, seconded by Commissioner Thompson that the Planning <br /> Commission found that the proposed amendment to the Special Use Permit does not <br /> adversely affect the surrounding neighborhood and larger community as per.staff's report <br /> and to recommend approval of Planning Case No. 05-03: St. Paul Lodge #2 - T.O.O.F., <br /> 1174 Edgewater Avenue; Special Use Pennit Amendment five conditions as outlined in <br /> staffs February 2,2005 report. <br /> The motion carried unanimously (6-0). <br /> B. PLANNING CASE 04-19: RAMSEY COUNTY, 1425 PAUL KIRKWOLD DRIVE: <br /> SPECIAL USE PERMIT AMENDMENT TO ALLOW FOR THE <br /> INSTALLATION OF A YEAR-ROUND USED OIL AND SEASONAL <br />. HOUSEHOLD HAZARDOUS WASTE COLLECTION SITE AT THE <br /> NORTHWESTERN PORTION OF THEIR PUBLIC WORKS FACILITY <br /> GROUNDS <br /> Chair Sand opened the public hearing at 7:25 p.m. <br />
