Notice was published in the Arden Hills/Shoreview Bulletin on Wednesday, February 16,2005 <br /> and notice was prepared by the City and mailed to residents within three-hundred fifty (350) feet <br /> of the subject property. <br /> Site Overview <br /> Section 6F3c6 of the Zoning Ordinance which allows single family uses only one (I) access per <br /> property, The applicants are requesting a variance to allow the existing shared driveway to <br /> remain while installing two additional driveways, one for each property, The new driveways <br /> would connect to the existing shared driveway and allow the applicants to more safely access <br /> their properties, <br /> The applicants have stated that the property can be very dangerous to access in its current shared <br /> drive arrangement since oftentimes a vehicle will be trying to exit at the same time a vehicle is <br /> attempting to enter the driveway, In addition to the access issues, the applicants do not have any <br /> on street parking due to the location along Lexington A venue, Therefore, any guests that the <br /> applicants may have would need to park in the space provided in thc driveway, The Zoning <br /> Ordinance only allows four vehicles to be parked in a driveway at a time, if those spaces are <br /> occupied it would be very difficult to access either property. As part of the Lexington Avenue <br /> reconstruction project a center median will divide the northbound and southbound traffic directly <br /> in front of the access for these two properties, The applicants have been in contact with Ramsey <br /> County and the County has agreed to allow the three driveways to Lexington provided that the <br /> . driveways are at least 60 feet apart, The Ramsey County project engineer stated that it is the <br /> County's preference to have vehicles entering Lexington Avenue front first rather than <br /> attempting to back out onto the roadway, <br /> (One of the resident comments included in this packet brings up a question about a home <br /> occupation. There are two types oflwnw occupations in Arden Hills which differ based on the <br /> nature of the occupation, the area of the home occupied by the business, and whether customers <br /> visit the home occupation, In a situation where customers are visiting the home occupation, the <br /> home occupation is classified as a C/ass II Home Occupation and are required 10 be reviewed by <br /> the Planning Commission and City Council for a Special Use Permit, No C/ass II Home <br /> Occupation Permits or SUP's have been issued for Ihe applicants' properties, Slaff has begun <br /> looking into this but the home occupation question would be handled as a separale matter, not as <br /> part of this case), <br /> I.
