Highway 96 "Arden Hills Office Park" <br /> UPDATE <br /> Staff has met with the developer and after discussing the items in the staff report and <br /> other issues the following items have been modified to strengthen the design elements of <br /> the project: <br /> A. The current City trail meanders along the western end of the property proposed <br /> . for development. The developer has stated that they want to work with the City to <br /> locate the trail so as to save as many of the existing trees in this area as possible. <br /> Staff anticipates that the City Planner, Operations and Maintenance Director, and <br /> City Forester would meet with the developer to identify the best location for the <br /> trail that preserves as many trees as possible. <br /> B. After reviewing the staffs comments in the report to the Planning Commission, <br /> the developer has determined that changing the exterior building materials would <br /> better meet the City's criteria. The developer has proposed using a brick base <br /> v.'ith hardy board design (similar to the Lakeville design - see attached) instead of <br /> the currently proposed brick and stucco. The color scheme would still be earth <br /> tone colors, most likely similar to the Eden Prairie project. This design scheme is <br /> also very residential looking and an overall well designed product. <br /> C. The developer has indicated some interest in using small fabric canopies (without <br /> signage or nwnbers) over the entrances to the units. This again is similar to the <br /> Eden Prairie development. Staff is comfortable with this proposal. <br /> D. The developer has proposed using a higher quality design versa-lock retaining <br /> walls as opposed to the currently proposed bolder retaining walls. Staff is again <br /> comfortable with this proposal. <br /> . E. Finally, the developer has indicated that the building containing units 26-30 may <br /> be occupied by just one business. Currently the Sign Ordinance permits up to 30 <br />
