<br /> . square feet of signage, and since this is of the nature of the multi-tenant <br /> developments each unit may install signs for "... each individual business <br /> establishment that has exclusive use of some portion of the street or otherwise <br /> primary level of the building and direct access to the outside." It is understood <br /> that the total signage for the building with 5 separate businesses could total 150 <br /> square feet. However, what the developer would like to do is to have a somewhat <br /> larger sign facing Highway 96. Staff has discussed this proposal with the <br /> developer and has arrived at the following language as a condition of approval: <br /> The building containing units 26-30 may be occupied by only one <br /> business; for this building the maximum wall signage may be 60 square <br /> feet, in addition the southerly facing wall shall have no more than 30 <br /> square feet. The total square feet of signage for this building would not <br /> exceed 90 square feet. <br /> Recommendation <br /> All of these items could be included as conditions of approval. Staff would suggest the <br /> following language for conditions; these conditions would be added to end of staff's <br /> proposal for conditions 1-17 as listed on pages 16 through 17 of the staff report to the <br /> Planning Commission date June I, 2005: <br /> 18. The developer shall work with the City when locating and platting the City <br /> . trail so as to save as many of the existing trees in this area as possible. <br /> 19. The development shall be of a Hardy-board lap style exterior with a brick <br /> base consistent with revised elevations which shall be submitted to the City <br /> for review and approval prior to the issuance of Building Permit. <br /> 20. The proposed canopies, similar to the style in the pictures presented to the <br /> Planning Commission at their June 1,2005 meeting shall be included on the <br /> revised elevations which shall be submitted to the City for review and <br /> approval prior to the issuance of a Building Permit. <br /> 21. Revised plans shall denote the change from a boulder style retaining wall to <br /> a versa-lock retaining wall. <br /> 22. The building containing units 26-30 may be occupied by only one business; <br /> for this building the maximum wall signage may be 60 square feet, in <br /> addition the southerly facing wall shall have no more than 30 square feet. <br /> The total square feet of signage for this building would not exceed 90 square <br /> feet. <br /> . <br />
