Svecial Use Permit Amendment
The applicant has requested that the Planning Commission review a Special Use Permit e
Amendment to allow a 13,156 square foot addition to the south end of the McKnight Care
Center.
Overview
The applicant is proposing a Special Use Permit (SUP) Amendment to allow for an addition to
the south end of the McKnight Care Center. Currently the McKnight Care Center houses 208
skilled care residents. The State of Minnesota granted an exception to the Nursing Home
Moratorium to allow for the changes to occur. The proposed addition would allow Presbyterian
Homes to eliminate twelve (12) 3-bed rooms and move to a configuration of single bed rooms
and 2-bed rooms, allow for separate dining areas, and add a fourth floor rooftop garden. While
the addition work would take place Pres. Homes would also take the opportunity to update the
look ofthe interior spaces.
The addition is proposed to maintain the existing west building line or in some places come two
feet closer to Lake Johanna Boulevard, still meeting the City's setbacks, and would use exterior
materials that coordinate with the existing building. The number of residents at the McKnight
Care Center would not change; they would simply be in different room configurations. Also, the
number of employees would stay the same. There would be excavation along the west side of
the building into the hill to allow for adequate space and light to resident rooms. The trees along
the west property line should not be affected; any other trees that would be affected and cannot e
be moved would be replaced with new plantings. No new exterior signage would be added as
part ofthis project.
Following are some tables with pertinent information:
Resident Bed Count
Floor Number of Existing Beds Number of New Beds
First Floor 16 28
Second Floor 60 61
Third Floor 60 61
---------~-
Fourth Floor 70 58
Total 208 208
BuildinJ!
