Preliminary Plat <br /> Overview <br /> The applicant has proposed redeveloping the old City Hall I Public Works garage property into a <br /> 7 building, 30 unit office condominium complex. The property would utilize the existing <br /> driveway approach from Highway 96 and an existing access easement to Hamline Avenue. The <br /> plans show the 5 westernmost buildings (and units 1-19) as I-story and 2-story units with slab on <br /> grade construction. The remaiuing 2 buildings (units 20-30) would be 1 and 2-story walkouts <br /> which appear to be two stories from the front of the building, and the exposed basement makes <br /> the buildings appear to be 3 stories from the rear. Since the grade slopes downward to the <br /> northeast portion of the site, units 20-25 would have their front facing the west 8nd the rear (with <br /> walkout basements) facing the east. Units 26-30 would face to the south and have their rear with <br /> walkout basements facing the water retention pond and Highway 96. The exteriors of the <br /> buildings would be predominantly brick (on all four sides of the buildings, as per NB <br /> regulations), stucco on the upper gable roof ends, and wood pillars and columns. Roofmaterials <br /> are proposed as fiberglass shingles, The application also states that earth tone colors will be used <br /> (in the development). <br /> The applicant indicated the following proposed timeline for development: . <br /> Summer 2005 - Begin grading, installing utilities, and construction of storm water improvements, <br /> Begin construction on 3 buildings/]6 units (presumably units 15-30) <br /> Winter 2005/ <br /> Spring 2006 The 3 buildings/]6 units should be ready for occupancy <br /> Summer 2006 Begin construction on the remaining 4 buildingsl14 units (presumably units 1.14) <br /> (Wmter 2006/ <br /> Spring 2007'!) (Assuming occupancy for units 1.147 This is not stated in application) <br /> Master and Final PUD <br /> A Planned Unit Development (PUD) would be necessary for this proposal because it <br /> contemplates developing six pieces of property (subsequently consolidated into two tax parcels) <br /> in a unified manJ1er as 30 office condominiums with common area.
