<br /> , <br /> Development (PUD) process allows flexibility in reviewing the setbacks, layout, design, and <br /> . other aspects of development; to allow a development is in the best interest of both the applicant <br /> and the City. <br /> The applicant has requested additional signage area, use of a building material which is not <br /> included in the NB District building materials, and reduced parking setbacks along the northern <br /> portion of the site, The applicant has also proposed the following features to offset some of the <br /> aforementioned deficiencies: a monument style freestanding sign, superior building materials <br /> and design for the use, and a landscaping plan with caliper inches of trees greatly exceeding the <br /> requirements. <br /> Preliminary Plat <br /> The proposed plat would create would create 31 lots; one for each office condominium and one <br /> lot as the common area for the entire development. The common lot, Lot 31, would contain all <br /> of the parking, green spaces, access drives, trash enclosures, wetlands, stonn water facilities, and <br /> most of the landscaping. Lots I through 30 would include the office condominium uses and a <br /> ten foot clear space around all exterior walls. In addition the plat calls for vacating a pedestrian <br /> way in the middle of the property where no trail or walkway was ever built, and dedicates a 20- <br /> foot wide area at the west side of the property to relocate the existing City trail. <br /> Review of a Preliminary Plat encompasses many of the criteria whieh will already be covered by <br /> review of the other three actions requested, however they also have a slightly longer review <br /> . period. Therefore staff has included a separate Prcliminary Plat review section (after the Plan <br /> Review Comments) which will cover items that were not previously discussed, <br /> Plan Review <br /> lA. Zoning - NB regulations call/or developments to be reviewed in spirit and intent 0/ the <br /> Planned Unit Development process. <br /> Lot Size <br /> This proposal would require a preliminary plat. The mlmmum lot size for a single <br /> development in the NB district is 13,000 square feet with minimum lot dimensions of 100 <br /> feet by 130 feet.
