Following is language from Section 5, H, 5, b of the Zoning Ordinance: <br /> "'Buffer yards 30 feet in width shall be provided adjacent to all residential uses <br /> outside the neighborhood business district. The buffer yard shall be landscaped <br /> with a combination of evergreen trees (six-foot high minimum) and deciduous <br /> trees (three-inch caliper minimum) such that the use is effectively screened from <br /> the adjacent residences. The buffer yard landscaping shall not be included into <br /> the minimum landscaping calculation (Section A, 5, A). " <br /> Based on this language additional landscaping material and green space should be provided to <br /> effectively scree!1lbuffer adjacent residential properties from the development. The residential <br /> properties here are to the south and to the west. The applicant has proposed landscaping of <br /> 337.5-368.5 caliper inches of landscaping in the 30-foot buffer yard areas. These an10unts could <br /> not be included in the table above. <br /> Staff would recommend a condition in the PUD document to modify the landscaping in the 30- <br /> foot buffer along the west property line from the current design of solely deciduous and <br /> ornamental trees (Spring Snow Crabapples and Amur Maples), to include coniferous trees. This <br /> will provide better year-round screening for thc properties to the west. In addition, staff would <br /> recommend that the Colorado Spruce and American Linden trees to the southeast of unit #20 <br /> (south of the trash enclosurc) be switched around to create a larger grouping of the Spruce.
