,
6A. Signage ~ Clarification needed on wall signage, clarification needed on freestanding sign
lighting; meets all other sign requirements. .
The plans do not indicate locations of sign age for the property. Signage for the property as
permitted by the Sign Ordinance would include the following:
Sign age
Type of Sign Sign District 8 Regulations Proposed
Wall Sign age Max Area 30 sf *#30 sf
Max Height 14 ft -
Lighting Not permitted #External/U nspecified
Freestanding Sign age Max Area 60 sf **50 sf
Max Height 8 ft 6ft
(sign and support)
Lighting External/Internal *** Internal/Backlit?
Auxilia'1' Sil!nal!e Wall 6 sf Insufficient data
Freestanding 6 sf Insufficient data
Max Height Wall 6ft 1-2 Ii
(of Sign Face)
-., Freestanding 6ft 3.5 ft
* Section 333.9 of the Sign Ordinance: "In multi~tenant huildings or sites the permitted sign area and sign types,
except for permitted ji'eestanding signs, may be installed by each individual husiness establishment that has
exclusive use of some portion of the street or othenvise primary level of the building and direct access to the
outside," - All 30 units could have 30 sf of unlit wall signage, .
**The applicant's letter states that they are requesting a sign of 120 square feet which is the total sign mass. The SO
square feet shown above is the area of the sign face, which is what this provision regulates.
***The plans show PIN mounted letters on a metal panel. The assumption is that these are illuminated channel
letters which would be pennitted. The sign ordinance does not allow the face of the sign to be backlit in this sign
district.
#The application is confusing in that it shows the "Typical Address Sign and Light" (sheet AL2) and also include
areas on the walls for "Optional Signage" (on both sheets A2.1 and A2.2). It appears that every unit would have the
externally illuminate '"Address Sign and Light" and W1it O\vners could purchase the "Optional Signagc." While it
appears that a unit owner could have both signs and still meet Qur sign size criteria (total would be about 21 sf), the
total amount of signage on the building conld be 126 sf (on the 6 unit building). Staff recommends a condition in
the PUD document establishing a comprehensive sign plan for the development (as part of or an addendum to the
PUD document) which would place restrictions on the location and design of signage.
7A. Aesthetics/Building Materials - Main building material meets requirement,
secondary/trim materials are not included as permitted exterior materials.
The site layout includes four buildings with 1 and 2-story units slab on grade. The remaining 3
buildings would be I and 2-story walkouts. The overall design of the buildings is supposed to
give the impression of a residential townhouse development. Dormers are used above the 1-
story units to give the impression of a second floor. The 2-story units include the gables where
actual windows would bring light into the office condominiums,
\\Eanh\j'lallning\Planning Cases\2005\05~]2 Arden Hills Office Park - Royal Oaks Realty - PLD, PrcliminalY Plat for Old City Hall & PW Site .
(Pl:::NDINO)\06-01-04 PC Report Royal Oaks 05-12.doc
Page 8 0118
------
