<br /> ARDEN HILLS PLANNING COMMISSION -AUGUST 3, 2005 2 <br /> Mr. Hellegers replied this was done because of the driveway location and to preserve the site <br /> line. . <br /> Chair Saud asked if there was anything in the topography itself that ereated this triangle. He <br /> asked ifthere were trees in the site line, so the trees could be taken down to improve the site line. <br /> Mr. Hellegers responded the owner of these properties was looking to sell and would sell this as <br /> one lot and the owner to the north would enjoy the same site line. In terms of existing <br /> topography, the area to the west had a steep slope with retaining walls on the south comer. He <br /> noted currently as the property sits, the way the subdivision was configured would create a lot <br /> more spaee for the house to the north and leave plenty of space for Mr. Mitchell's property. <br /> Also, because of the subdivision adding space the house to the north would go from <br /> nonconforming to having plenty of a setback cushion. <br /> Commissioner McClung asked if there was anything in the Code to handle this issue <br /> administratively because it was a minor issue. Mr. Hellegers stated there was not <br /> Commissioner McClung suggested they discuss at some future point issues sueh as this being <br /> approved administratively instead of having to come to the Phnming Commission and Council. <br /> Commissioner Larson moved, seconded by Commissioner Modesette to approve Planning Case <br /> #05-18, William Mitchell, 3568 Ridgewood Court, Minor Subdivision/Lot Consolidation, along <br /> with moving the finding that the proposed subdivision meets the City standards and will not have <br /> an adverse impact on the surrounding properties or the community as a whole, and subject to the <br /> condition as noted in staff s August 3, 2005 report. e <br /> The motion carried unanimously (5-0). <br /> REPORTS <br /> A. Planning Commissioners <br /> None. <br /> B. Staff <br /> None. <br /> C. Council Member <br /> Mayor Aplikowski updated the Commission on recent City Council actions. <br /> ADJOURNMENT <br /> Commissioner Larson moved, seconded by Commissioner Thompson to adjourn the <br /> meeting at 7:38 p.m. The motion carried unanimously (5-0). <br /> . <br />
