Kachel <br /> SUBJECT: Land Use Application, request for variance <br /> Enclosed is a completed Land Use Application form <br /> I wish to request a variance in the property setback <br /> distances as follows: <br /> A variance in the corner side yard setback from 40 feet <br /> to 28 feet to accomodate the enlargement of the master <br /> bath and bedroom to facilitate interior handicapped access <br /> and the installation of an exterior inclined ramp to the :: <br /> front door. <br />. To support this request for a variance, I submit the follow- <br /> ing information for your consideration: <br /> (1 ) the conditions and circumstances for which the variance <br /> is requested are unique to this property: <br /> a. the small lot size (less than 1/5 acre and the small- <br /> est lot in Block 5) <br /> b. the lot shape,and slope severely limit the desired <br /> home improvement and impose a hardship (please see <br /> the contour lines on the Certified Land Survey) <br /> ( 2) With respect to the relationship with the abutting prop- <br /> erty, the variance that is requested is substantially <br /> less than those setbacks of the residence at 1485 Arden <br /> Place (for which a variance was granted) <br /> (3 ) The applicant believes that granting this variance is <br /> in keeping with the spirit and intent of existing build- <br /> ing codes. <br /> (continued) <br />. <br />
