<br /> Planning Commission may recommend a course of action to the City Council <br /> regarding a land dedication or park dedication fce. <br />. <br /> Staff Recommendation <br /> In Planning Case #06-001, staffrecommends approval of the Minor Subdivision after making a <br /> finding that the proposed subdivision meets City standards and will not have an advcrse impact <br /> on the surrounding properties or on the community as a whole; subject to the following six <br /> conditions: <br /> 1. The applicant shall provide thc City with a copy of the right-of-way permit granted by <br /> Ramsey County for Parcel C's access to Old Highwy 10 before any building pcrmits <br /> are issued for Parcel C. <br /> 2. Thc applicant shall file the minor subdivision with the Ramsey County recorder and <br /> shall provide the City with a recorded copy within three months of the final approval <br /> date. <br /> 3. The applicant shall provide a 12 foot drainage and utility easement on thc common lot <br /> lines and 5 foot drainage and utility easements <br /> 4. The applicant shall pay a park dcdication fce before filing the subdivision with <br /> Ramsey County. The dcdication fee shall be detenllined by the City Council. <br /> 5. Any extension of City services for the ncw lot shall bc subjcct to approval by the City <br /> Enginccr and all associated costs shall be the responsibility of the applicant. <br /> 6. Thc applicant shall comply with applicable provisions of the City Code and rclatcd <br />. ordinances. <br /> Resident Comment <br /> Staff has not rcceived any letters, emails, or telephone calls from property owners or occupants <br /> in regard to this planning case. <br /> Options <br /> I. Recommend approval as submitted. <br /> 2. Rccommend approval with conditions. <br /> 3. Rccommend denial with reasons for denial. If the City dcnics thc petitioners request, <br /> "... it must state in writing the reasons for thc dcnial at thc time it denies the request." <br /> 4.
