Essentially, <br /> the closer a dwelling is to the front lot line, the smaller the allowed encroachment is for the . <br /> porch. <br /> The proposed amendment would allow the front porch to extend into the front setback up to 25 <br /> percent of the existing setback between the front lot line and the dwelling. For example, if the <br /> dwelling is 30 feet from the front lot line, the porch could encroach up to 7.5 feet into the front <br /> yard (30 feet * .25 = 7.5 feet). However, no porch could be closer than 20 feet to the front lot <br /> line without a variance. While there may be a small handful of properties that this amendment <br /> does not cover, this ordinance proposal provides a consistent front porch encroachment standard <br /> for most properties in the City. <br /> Furthermore, this ordinance amendment expands the front porch flexibility to more residential <br /> properties in the City while protecting the current privileges of property owners. Under the <br /> existing ordinance language, dwellings that are 40 feet from the front lot line can construct a <br /> front porch up to 30 feet from the front lot line. This new ordinance language preserves the <br /> ability of those dwelling. <br /> A copy of the current ordinance with proposed revisions is attached. A clean copy of the <br /> proposed new ordinance is also included. Finally, a diagram to help explain the proposed <br /> amendment is included. <br /> Discussion Point . <br /> The primary remaining point of concern is how to handle new structures and existing structures <br /> that could build a reasonably sized front porch without the need to encroach on the front setback. <br /> For example, should a house that is already 52 feet from the front yard setback still be allowed to <br /> be as close as 30 feet with the front porch? And, should new dwellings, including the front porch <br /> be required to meet all setbacks? <br /> Action Requested <br /> This ordinance language is for discussion purposes only. Since this is not an official public <br /> hearing, no official recommendation from the Planning Commission can be made.
