<br /> .1 Proposed Covered Front Porch Amendment: Section 6.C.2 ofthe Zonin!! Code <br /> Section 6.C.2.a. Parts of the Principal Structure. Features which are part of a principal <br /> structure. including but not limited to eaves, cantilevered areas, cornices, canopies, awnings, <br /> balconies, fire escapes and chimneys, may extend three (3) feet into the required front, side, and <br /> rear setbacks but in no case shall these encroachments be less thtln six (6) feet from any lot line. <br /> Decks, uncovered porches, ramps, and steps may extend six (6) feet into the required front, side, <br /> and rear setbacks but in no case shall these encroachments be less than six (6) feet from any lot <br /> line. Required steps per the International Codes shall be permitted encroachments <br /> I Section 6.C.2.d Covered Front Porches for Sin!!le-Familv Detached Dwellin!!s. <br /> 1. In required single-family residential front yard setbacks, covered front porches (porches) <br /> may be attached to tlle-a pre-existin!!(?) principal structure and may extend no mare than <br /> 10 foet into the required front setback subiect to the following provisions: <br /> (a) The porch shall not encroach closer to the front lot line then the number of feet <br /> calculated by the following formula: <br /> Current principal structure setback * .75 = Porch setback from the front lot line in <br /> feet <br /> . (For example. if the mincipal structure is 32 feet from the front lot line, then: <br /> 32 feet * .75 = 24 foot setback from the front lot line for thc porch. In this case. <br /> the porch may extend up to 8 feet from the principal structure into the front <br /> setback) <br /> Principal structurc setback is defined as: The setback (i'DIll the front lot line 10 the <br /> front of the principal structure. not includinl! overhanl!s, awninl!s, eaves, I!aral!es. <br /> stoops, sidewalks. bav windows. cantilevered areas. accessofl' structures, <br /> aI/ached I!aral!es encroachilll! on the front setback. existinl! porches. or other <br /> extensions or proiections 1101 deemed [Jart of the principal structure. <br /> (b) A porch on a principal structure that is fifty (50) feet or more from the front lot <br /> line shall not encroach upon the forty (40) foot yard setback. (Should existinl! <br /> structures that can construct a porch that can meet the full front yard <br /> setback be required to meet the full setback?) <br /> (c) A porch closer than twenty (20) feet to the front lot line shall require a review <br /> through the variance process. <br /> (d) New principal structures shall conform to the full sctbacks of the Zoning <br /> Ordinance, including the porch.
