PLANNING CASE 05-21 - GARFIELD KACHEL. 1479 ARDEN PLACE. . <br /> VARIANCE - CONTINUATION <br /> Mr. Lehnoff stated at the January 4, 2006 Planning Commission meeting, the <br /> Commission voted to table the variance application based on the finding that there was <br /> insufficient information regarding the proposed accessibility improvements and addition <br /> to the home to make a recommendation on the variance request. A letter was sent to Mr. <br /> Kachel informing him that his request was tabled and requesting Mr. Kachel, or a <br /> designated rcpresentative, attend the February Planning Commission meeting to answer <br /> questions from the Planning Commission. <br /> Garfield Kachel, 1479 Arden Place, applicant, handed out a drawing showing his <br /> variance request. He noted the bathroom would increase in size by 87 percent and the <br /> bedroom would expand by 84 percent. He stated there were limitations in the present <br /> room with respect to access. He indicated the bathroom and bedroom doors would be <br /> increased to 36 inches. He notcd the changes he was requesting did not change the <br /> appearance of the home. <br /> Chair Sand noted in addition to the Hoor plan modification, the foundation system for the <br /> addition was a concern and if it met the Code requirements. Mr. Kachel responded he <br /> had talkcd to his contractor about this and the support of the extension of the bedroom <br /> area would require two vertical supports with concrete pads and he was assured by the . <br /> contractor that it would be in full compliance with City Code. He indicated the supports <br /> would be made out of poured concrete, He noted the ramp to thc front door was needed <br /> for possible future wheelchair access. <br /> Commissioner Zimmerman asked what the height of the longer pier was. Mr. Kachel <br /> responded he was not sure, but he believed it would be approximately six feet and he did <br /> not want to obstruct the existing windows in their lower level. <br /> Chair Sand asked if the slope shown on the elevation drawing was an accurate angle. Mr. <br /> Kachel replied it was accurate. He indicated this was not an easy lot to add onto and the <br /> only possibility they had was what was being proposed. <br /> Commission Larson asked if there were any othcr bedrooms on the main Hoor of the <br /> home. Mr. Kachel responded there were not any other bedrooms on the main Hoor. <br /> Chair Sand asked if there were other bedrooms on another level. Mr. Kachel responded <br /> they had another bedroom in their walkout basement. <br /> Chair Sand asked from a planning perspective, was this something that needed to be <br /> revicwed by staff before further recommendations could be made, Mr. Lehnhoff <br /> responded he was comfortable with what was presented tonight and nothing would <br /> change from a planning perspective and the only question he had was the foundation . <br /> perspective, but if the Commission was okay with it and it met building code, he would <br /> recommend approval. <br /> 12 <br />
