ARDEN HILLS PLANNING COMMISSION - FEBRUARY 1,2006 12 UNFINISHED AND NEW BUSINESS A. PLANNING CASE 05-21 - GARFIELD KACHEL. 1479 ARDEN PLACE. . VARIANCE - CONTINUATION Mr. Lehnoff stated at the January 4, 2006 Planning Commission meeting, the Commission voted to table the variance application based on the finding that there was insufficient information regarding the proposed accessibility improvements and addition to the home to make a recommendation on the variance request. A letter was sent to Mr. Kachel informing him that his request was tabled and requesting Mr. Kachel, or a designated rcpresentative, attend the February Planning Commission meeting to answer questions from the Planning Commission. Garfield Kachel, 1479 Arden Place, applicant, handed out a drawing showing his variance request. He noted the bathroom would increase in size by 87 percent and the bedroom would expand by 84 percent. He stated there were limitations in the present room with respect to access. He indicated the bathroom and bedroom doors would be increased to 36 inches. He notcd the changes he was requesting did not change the appearance of the home. Chair Sand noted in addition to the Hoor plan modification, the foundation system for the addition was a concern and if it met the Code requirements. Mr. Kachel responded he had talkcd to his contractor about this and the support of the extension of the bedroom area would require two vertical supports with concrete pads and he was assured by the . contractor that it would be in full compliance with City Code. He indicated the supports would be made out of poured concrete, He noted the ramp to thc front door was needed for possible future wheelchair access. Commissioner Zimmerman asked what the height of the longer pier was. Mr. Kachel responded he was not sure, but he believed it would be approximately six feet and he did not want to obstruct the existing windows in their lower level. Chair Sand asked if the slope shown on the elevation drawing was an accurate angle. Mr. Kachel replied it was accurate. He indicated this was not an easy lot to add onto and the only possibility they had was what was being proposed. Commission Larson asked if there were any othcr bedrooms on the main Hoor of the home. Mr. Kachel responded there were not any other bedrooms on the main Hoor. Chair Sand asked if there were other bedrooms on another level. Mr. Kachel responded they had another bedroom in their walkout basement. Chair Sand asked from a planning perspective, was this something that needed to be revicwed by staff before further recommendations could be made, Mr. Lehnhoff responded he was comfortable with what was presented tonight and nothing would change from a planning perspective and the only question he had was the foundation . perspective, but if the Commission was okay with it and it met building code, he would recommend approval. 12
