The applicant <br /> is also requesting a variance for proposed Parcel B to be 81 feet wide, which is less than the <br /> . minimum 85 foot lot width for interior lots in the R-2 Zone. <br /> The subdivision application is contingent upon approval of the variance application. The <br /> applicant has submitted a letter stating the reasons for the hardship and subsequent variance. <br /> Back2round <br /> 1. Overview of Request <br /> The applicant is requesting a minor subdivision ofa .70 acre property at 2015 Thom Drive. <br /> Parcel A, a comer lot, is proposed to be 95 feet by 174 feet for a total area of 16,530 square <br /> feet. The minimum lot width for a lot in the R-2 Zone is typically 85 feet; however, Section <br /> 1130.07 Subd. 8 of the City Code of Ordinances requires comer lots to be ten feet wider than <br /> the minimum lot width for a particular zone. In this case, the minimum lot width is 95 feet <br /> for the comer lot. <br /> Parcel B, the interior lot, is proposed to be 81 feet by 173 for a total area of 14,013 square <br /> feet.
