<br /> 2. The project shall be completed in accordance with the plans submitted as part of the <br /> Variance application. Any significant changes to these plans, as determined by the City <br /> . Planner, shall require review and approval by the Planning Commission. <br /> 3. No construction shall begin before plans are approved by the City of Arden Hills' <br /> Building Official. <br /> 4. Utility, grading, drainage, and erosion control plans shall be submitted to the City as <br /> deemed necessary by the City Engineer and Building Official for approval prior to the <br /> issuance of a building permit. <br /> 5. The applicant shall obtain all necessary permits from the Rice Creek Watershed District. <br /> Copies of any such permits shall be provided to the City. <br /> 6. Best management practices shall be used to control erosion. Erosion control measures <br /> shall be implemented before construction begins. <br /> 7. Groundcover shall be reestablished as soon as possible aftcr construction begins. <br /> 8. The applicant shall submit and implement a landscaping plan to replace trees that are <br /> removed. The plan shall be in accordance with City landscape standards as listed in the <br /> Landscape Plan section of the Zoning Ordinance Procedural Manual. The landscaping <br /> plan shall be reviewed by the City Planner for approval before implemented. <br /> 9. All signage shall require an approved sign permit application before installation. <br /> Approval of this site plan review shall not imply approval of any signage associated with <br /> this project. <br /> Options <br /> 1. Recommend approval as submitted. <br /> . 2. Recommend approval with conditions. <br /> 3. Recommend denial with reasons for denial. If the City denies the petitioncrs request, ".. .it <br /> must state in writing the reasons for the denial at the time it denies the request." <br /> 4.
