<br /> 7. Grading and Utilities - Meets Requirement with conditions <br />. The City Engineer has reviewed the grading, drainage, and utility plans for the proposal, and <br /> those comments are attached. A condition requiring compliance with the comments in the <br /> letter are included as a condition for approval that must be completed before any building <br /> permits are issued. <br /> The City Engineer also noted that permits must be obtained from the Ricc Creek Watershed <br /> District (RCWD) before any building permits are issued. <br /> Staff Recommendation <br /> In Planning Case #06-0] 0, Staff recommends approval of the Planned Unit Development Mastcr <br /> Plan (6th) Amendment and Site Plall Review subject to the following conditions: <br /> 1. The applicant shall continue to abide by the conditions of approval as stated in the <br /> approved Master Plan PUD except as alnended by the six subsequent amendments, <br /> 2. A PUD Amendment fornI, drafted by the City Attorney, shall amend the PUD and <br /> encompass all five amendments to the Master Plan PUD, A building permit may only be <br /> issued after the PUD Amendment document receives the approval of the City Council <br /> and is executed by both the City Council and the applicant. <br /> 3. The project shall bc completed in accordance with the plans submitted as part of the <br /> master plan amendment and site plan review application. Any significant changes to <br />. these plans, as determined by the City Planner, shall rcquire review and approval by the <br /> Planning Commission. <br /> 4. The master plan amendment and site plan review shall automatically expire and become <br /> void one (I) year from and after the date on which the Council granted such approval if <br /> work on the project has not begun within that time period. <br /> 5. The applicant shall obtain any necessary permits from Rice Creek Watershed, the <br /> Pollution Control Agency, the NPDES (National Pollution Discharge Elimination <br /> System) permit, and any other necessary permits before a building permit is issued. The <br /> City shall be copied with all required permits. <br /> 6. Any changes to the grading, erosion, or drainage plans shall be submitted to the City <br /> Engineer for approval. <br /> 7. Erosion control measures shall be inspected by the City Engineer before construction <br /> begins. <br /> 8. The applicant shall comply with the following conditions recommended by the Lake <br /> Johanna Firc Department: <br /> a. The applicant shall install "No Parking Fire Lane" signs on the north side of <br /> Guidant Drive South upon completion of the changes to Guidant Drive South. <br /> b. The entrance from County Road F to the Arden Woods parking lot shall be <br /> modified to allow fire apparatus to turn east or west into the lot. <br /> c.
