The proof of parking <br /> shows that an additional 63 stalls could be created on the Arden Woods site, which would . <br /> essentially replace the proposed landscaped bcrm. <br /> Despite the increase in parking spaces, Guidant acknowledges that there is a 557 parking stall <br /> deficit on the Guidant Campus per the Zoning Ordinance requirements. While Guidant has <br /> indicated that thcre is a sufficient number of parking stalls on the Campus for employees and <br /> visitors, Guidant has included a proof of parking for an additional 635 parking spaces, if the <br /> space is needed. The proof of parking is on Plan G002 and can be found at the northeastern <br /> portion of the Campus. According to the proof of parking, there is the potential for a new <br /> 415 space lot and a 220 space expansion of an existing lot. <br />s. Traffic, Access, and Circnlation - Meets requirement with conditions <br /> The Lake Johanna Fire Department Fire Marshall, Eric Nordeen, has reviewed thc proposal <br /> and offered several comments regarding the proposed parking modifications at Guidant. His <br /> comments arc primarily centered on ensuring that emergency vehicles can safely and <br /> completely access the Arden Woods building. Mr. Nordeen's original comments are in <br /> attachment 3B-2. <br /> A meeting was held with Guidant personal to review the Fire Marshall's concerns. From this <br /> meeting, an agreement was made to modify the Ardcn Woods parking lot to ensure that fire <br /> trucks have access to all sides of the building. As part ofthis agreement, Guidant will submit . <br /> a schedule for completing the sprinkler installation in the Arden Woods building and the <br /> access to Lexington Ave, can be removed before the sprinkler installation is complete. This <br /> agreement is subject to final review by the Fire Marshall. Although the site plans do not <br /> reflect the small change, thc island to the left of the entrance to Arden Woods from County <br /> Road F win be removed, which is currently limiting the maneuverability of fire trucks in the <br /> parking lot. <br /> Although a traffic study has not been conducted regarding the removal of access to <br /> Lexington Ave. from Arden Woods, the City Engineer, the Fire Marshall, and other City staff <br /> agree that removing an uncontrolled access to Lexington Ave. may improve traffic safety on <br /> Lexington. <br />6. Lighting - Meets Requirement <br /> Thc Zoning Ordinance requires that lighting shall not cast more than 0.4 foot candles on <br /> adjoining residential property and not more than onc foot (1.0) candle on the travellancs of <br /> adjoining public streets. Since the parking lot modifications at Arden Woods would move <br /> light poles farther away from a public street this should not be a problem.
