Pilgrim House would like to enlarge its existmg multi-purpose space and educational spaces in order to 1 <br /> continue to use it present bunding. No major increases in membership or time of use are proposed. <br /> The addition would allow the fellowship to function mOre efficiently, comfortably and safely, <br />2. A new building addition aestheticatly compatible with the existing butlding <br /> . Paving of the existing gravel parking area 1 <br /> . New landscaping and landscape screening to residential lots <br /> . Increase in setback size from the south lot line <br /> . Increased (ife safety for building users <br /> . Development of accessible entries, restroams and parking I <br />3. On October 22,1996; Pilgrim House host~d an open house to which all the neighbors within 350' <br /> were invited. Five neighbors from dlrectly adjacent properties attended along with members of the I <br /> Pilgrim House Fellowship_ Drawings of the proposed building and site changes were reviewed and <br /> discussed. The neighbors present requested that aU site drainage be directed towards Highway 96. <br /> The neighbors also preferred the continued use of the site by Pilgrim House over residential .. <br /> development on the site. They voiced no major concerns \vith the plans at that time. <br />4. The existing site is 1.14 in area, just above the one acre minimum lot size requiring a 75% setback to <br /> hardsurface or structure for a non-conforming use in an R-l zoning district. This requirement I <br /> represents a severe hardship to development ofa lot ofrhis size. The configuration of usable space <br /> would be slightly over 50' wide if the 75' setback is enforced.
