(c) The Minimum Improvements will be designed and constructed with an <br /> architectural theme acceptable to the City, in its sole discretion. <br />I (d) The construction by the Authority of the Public Improvements will necessitate <br /> certain wetlands mitigation. The Redeveloper agrees that the Minimum Improvements will be <br />I designed to accommodate all such wetlands mitigation and to relieve the Authority of the <br /> responsibility therefor. <br />I Section 4.3. Commencement and Completion of Construction. Subject to Unavoidable <br /> Delays, the Redeveloper shall commence construction of Phase I by , 1997, or <br /> on such other date as the parties shaH agree. Subject to Unavoidable Delays, the Redeveloper <br />I shall complete the construction of Phase I by Subject to Unavoidable <br /> Delays, the Redeveloper shall commence construction of Phase II by <br /> , <br />I or on such other date as the parties shall agree and shall complete the construction of Phase II by <br /> . All work with <br /> respect to the Minimum Improvements to be constructed or provided by the Redeveloper on the <br /> Redevelopment Property shall be in conformity with the Construction Plans as submitted by the <br />Ie Redeveloper and approved by the Authority. <br /> The Redeveloper agrees for itself, its successors and assigns, and every successor in <br />I interest to the Redevelopment Property, or any part thereof, that the Redeveloper, and such <br /> successors and assigns, shaH promptly begin and diligently prosecute to completion the <br /> redevelopment of the Redevelopment Property through the construction of the Minimum <br />I Improvements thereon, and that such construction shaH in any event be commenced and <br /> completed within the period specified in this Section 4.3 of this Agreement. Subsequent to <br />I conveyance of the Redevelopment Property, or any part thereof, to the Redeveloper, and until <br /> construction of the Minimum Improvements has been completed, the Redeveloper shaH make <br /> construction progress reports, at such times as may reasonably be requested by the Authority, but <br />I not more than once a month, as to the actual progress of the Redeveloper with respect to such <br /> construction. <br />I <br />I <br />I <br />~ <br />I 14 <br /> "-- <br />
