The majority of the difficultics arc ccntered on the <br /> area near the railroad tracks. Additional cascments will bc sought from the railroad company to <br /> aid in the grading in tllis location. As a result of thc grading, the buildings remain in the same I <br /> relationship to onc another, but have all shifted slightly to thc cast. Thc two drainagc ponds <br /> slated for the area in front ofPhascs III and IV have been relocatcd to the Nacgcle propcrty, <br /> dircctly under thc NSP transmission lincs, which givcs thc original area more landscaping I <br /> opportunities. Thc City Engincer has studied thc propos cd relocation and reports that the pond <br /> shifting will be ablc to be completed with no advcrse affccts. I <br /> Mr. Ringwald stated basically thc changes to the site plan arc as follows: the site is being raised <br /> by 2 to 3 fect; the buildings are bcing shifted slightly to thc cast; Gateway Boulcvard is being I <br /> shiftcd six (6) feet to the north; and thc ponds in Phases II-IV are being relocatcd. <br /> Mayor Probst inquircd what thc total squarc footage will be for this site. Mr. Ringwald stated the I <br /> total square footage is 270,000, dividcd betwccn thc thrcc buildings as 100,000 square feet, <br /> 100,000 square feet, and 70,000 square fcct. <br /> Mr. Ringwald reportcd thc Phasc IV building will possibly bc occupied by a single tenant. Any .. <br /> future expansion of this building will be done at thc rear. Also, that the expansion side to the <br /> north will be finished as proposcd in the final plans. I <br /> Mr. Ringwald statcd that the plans had a typographical crror in regard to sign setbacks, and that <br /> is being corrccted. I <br /> Mr. Ringwald rcported the wcst driveway onto Gateway Boulevard from Phase II was <br /> eliminatcd, as the increasc in thc height ofthc sitc would have made this driveway too steep. I <br /> Thc employee/customer parking lot will still have two points of access, one from Gateway <br /> Boulcvard and one from Round Lake Court. I <br /> Mayor Probst inquired if a cross-casemcnt existed that allowed cars to travel bctween buildings <br /> without having to re-access 14th Street. Mr. Ringwald replicd all access points and circulation I <br /> arc within the property itself, and the acccss points all exit out onto public right-of-ways. <br /> Mr. Ringwald statcd the 12-inch water main cllrrcntly located in 14th Street is being relocated to 1 <br /> Gateway Boulevard. The Phasc I building is also scrviccd off of this linc. Thc City feels the <br /> watcr line through Phase II should also be 12-inch to ensure propcr water flow. If the applicant <br /> can show that Phase II can safety opcrate on an 8-inch line, thcn the 8-inch line could remain, I <br /> -- <br /> I <br />
