Mr. Ringwald showed an <br /> ovcrhead ofthe proposed modifications. <br /> I Mayor Probst asked ifthcsc modifications are constructcd of the samc pre-cast material as the <br /> building. Mr. Dick Zchring, Welsh Development Company replied that they were. <br /> I Mr. Ringwald statcd the glass and brick on the front rcmain the same as originally planncd, and <br /> the only major change is thc stcpping down of the wing wall. <br /> I Mayor Probst inquired if new color boards had bccn brought to the meeting. Mr. Lynn Sloat, <br /> Welsh Development Company, stated they had bcen brought in for revicw. <br /> I Mr. Ringwald reportcd thc rcvised grading which is being proposed raises the buildings relativc <br /> to thc properties around tlle site. The two buildings will be above the ground level of the land <br /> I between the buildings and the lake. However, therc is vegetation on the USFWS property and on <br /> thc conservation eascment, which will assist in the screening of the buildings and thc truck <br /> courtyard between Phases III and IV. Staff is requesting additional screening in the form of <br /> I cvergrecn trees be planted in this area. <br /> Mayor Probst requcsted clarification that thc site was being raised by 2 fcet. Mr. Ringwald <br /> Ie rcplicd thc site was being raised between 2 and 3 fcct. <br /> Mayor Probst inquired if the buildings' visibility would then also be raised by that amount. Mr. <br /> I Ringwald stated that was thc case, and suggested some of the trecs from the Phase I landscaping <br /> could be moved over to further screen the Phase III and IV buildings. <br /> . Mr. Ringwald stated 22 of the proof-of-parking spaces the applicant is proposing, overlap the <br /> ponding casemcnt on Phase IV, and this issue will nced to be rcsolved. <br /> I Mayor Probst inquircd ifthc docking area was considcrcd a parking area. Mr. Ringwald statcd <br /> that all of the parking spaces arc shown on the plan as parking spaces. <br /> I Mayor Probst inquired what the parking issues were in this area and further inquired if less <br /> warehouse business meant less of a dock/pavement area. Mr. Ringwald stated that was correct <br /> I and some parking arcas can be shifted around to bring this area into compliance. <br /> Mayor Probst inquircd ifthc parking stalls being counted were within the apron area. Mr. <br /> I Ringwald statcd thcsc stalls wcre not being countcd. <br /> Mr. Ringwald statcd Staff is rcquesting the retaining wall in Phase IV be constructe" by the <br /> I developer. <br /> .. <br /> I <br />
