Howcver, this is not an option for the applicant due to the small size <br /> of this lot. <br /> - <br /> Councilmembcr Malone revicwcd that a standard sized lot would accommodate a standard two- I <br /> car garage of 576 square feet plus a detachcd 728 square foot accessory structure. However, with <br /> this lot, that is not possiblc and may bc thc rationale to allow a variance. <br /> Councilmcmbcr Hicks notcd there is 20 feet betwccn the garagc and house. He asked if this arca I <br /> could bc uscd to attach thc garage to thc house. Mr. Ringwald explained this is not an option I <br /> since the elcvation of the garagc roof is lowcr than thc elcvation of thc housc floor. <br /> MOTION: Malone movcd and Hicks scconded a motion to approve Planning Case #97-18, <br /> Variances rcqucsted by Gcrald Sievers, 3224 Lake Lane, for a thirty-five foot I <br /> front yard setback variance bascd on the findings that the front yard sctback <br /> variance merely continucs an existing situation and has no impact to neighbors I <br /> and approval of a variance to allow an 884 square foot accessory building based <br /> on the rational that with a typical sized residcntiallot, the opportunity exists for an <br /> attached two car garagc of approximatcly 550 square feet plus an accessory I <br /> structure of 728 squarc fcct and the applicant has indicated that 884 square fect <br /> will meet their purposes yet places less squarc footagc of building on thc lot, and <br /> subject to the two conditions as statcd abovc. The motion carricd unanimously _I <br /> (5-0). <br /> C. 1996 Trail Improvements (Thor Construction), Final Pay Estimate I <br /> Ms. Cindy Walsh, Parks and Recreation Director, reviewed that the trail projcct was contracted <br /> out to Thor Construction for $99,906.20. In thc previous two pay estimatcs, the City had I <br /> retaincd $5,286.61 for work not yet complctcd. The punch list items for thc 1996 trail project <br /> have bcen completcd and thc final pay estimatc to Thor Construction is for $12,775.82 which I <br /> includes the $5,286.61 retainagc as well as thc additional work that has been completcd. This <br /> brings the total construction cost to $98,902.08. Staffrecommcnds thc Council approve the final <br /> pay cstimate. I <br /> Mayor Probst noted that this amount is about $1,000 below the original bid cstimate. Ms. Walsh <br /> stated this is correct. She rcportcd the contractor has comc back sevcral timcs to correct I <br /> problems as a result of rain and quality of work. <br /> MOTION: Hicks moved and Aplikowski secondcd a motion to approve the Final Pay I <br /> Estimatc for the 1996 Traillmprovemcnts rcquested by Thor Construction in the <br /> amount of$12,775.82.
