Request <br /> The applicant requests approval of a front yard variance to facilitate the construction of a I <br /> single family home on a vacant lot in the McClung Fourth Addition (Exhibit C). <br />2. Background I <br /> The Staff in reviewing the minutes for the McClung Fourth Addition did find a direct <br /> reference to the buildability of Lot 4, Block I (4315 Colleen Court) in paragraph 8 of <br /> page 7 of the Planning Commission minutes of April 20, 1994. That paragraph states: I <br /> "Mr. Erickson asked what was the square footage ofland on lot 4. He further stated as <br /> long as the lots met the requirements, the Planning Commission would need to accept the I <br /> lots and deal with the issue when the house are built." <br />3. Planning Commission Recommendation I <br /> The Planning Commission recommends that Planning Case 97-01, Variance (front yard <br /> setback) be approved, allowing a 10 foot front yard setback variance for the garage <br /> without allowing for any direct encroachment into the drainage/utility easement. I <br />4. Undates <br /> The applicant has provided a revised site plan for the lot which conforms to the I <br /> recommendation of the Planning Commission (Exhibit D). <br /> .. <br /> I <br />
