I SUBJECT: Planning Cases 97-04 and 97-05 The following is a brief review of the requests and the recommendations of the Planning I Commission. The minutes of the April 2, 1997 Planning Commission meeting are also included in your packet. I Case 97-04. Enterprise Leasinl,! Co.. 3761 Lexington Ave.. Special Use Permit A. Request I The applicant (Enterprise Leasing Company) is requesting approval of a special use permit to operate a vehicle leasing/rental company in a bay of the Goodyear building at Ie 3761 Lexington Avenue (Exhibit A). B. Backl!round I The applicant wishes to locate in the Arden Hills area due to their relationship with their corporate clientele (IE., Land 0' Lakes, MSI, Pharmacia Deltec, etc.,). The applicant estimates that 90 percent of their business will be delivering vehicles to these companies, I rather than having customers come to their site. The applicant stated that the site would have at most 10 leasing/rental cars on it at one time. The applicant stated that they will have 2-3 employees and have office space of approximately 700 square feet. The I applicant wishes to install an overhead garage door in the bay so that they may clean the vehicles onsite. 1 C. Planning Commission Recommendation The Planning Commission on April 2, 1997 recommended approval of the Special Use Permit to operate a vehicle leasing/rental company in at 3761 Lexington Avenue, in I Planning Case 97-04, subject to the following conditions: I. Provision of a "canned sign on the south bay elevation not to exceed 45 square I feet in area; 2. Provision of a "canned sign" on the east bay elevation not to exceed 45 square I feet in area; 3. Maintenance of91 parking spaces (including the service bay as one parking ~ space); I
