<br />I' <br />< <br />I CITY OF ARDEN illLLS <br />{t MEMORANDUM <br /> DATE: April 28, 1997 <br />I TO: Mayor and City Council <br />I FROM: Kevin Ringwald, Community Development Directo~ <br /> SUBJECT: Community Development Department Activities <br />I April of 1997 <br />I The following summarizes the activities of the Community Development Department for April <br /> of 1997. <br />I Planning and Zonin!! <br /> The Planning Commission did not meet at its regular March meeting. The Staff has received the <br /> following application for the Planning Commission consideration at the April 2, 1997 meeting: <br />I 1. Planning Case 97-06 (Welsh Companies, Round Lake Road, Site Plan and <br /> Variances). The applicant is revising their submission to include the Phase II, III, and IV <br />.. buildings which are 104,532 square feet, 105,444 square feet, and 119,412 square feet <br /> respectively. This Planning Case will be revised a resubmitted for review at a later date. <br /> Please read the Gateway Business District section of the Economic Development monthly <br />I report for more information on this subject. <br /> 2. Planning Case 97-07 (City of Arden Hills, Gateway Business District, <br />I Comprehensive Plan consistency). As part of the Tax Increment Financing <br /> requirements imposed by the State, the Planning Commission needs to make a <br />I determination that the intended uses for the Gateway Business District (GBD) are <br /> consistent with the City's Comprehensive Plan. The City's Comprehensive Plan <br /> designates this entire area as IndustriaL The proposed uses (ie., office, manufacturing, <br />I and warehousing) for the GBD are consistent with that designation. <br /> Discussion items. The Planning Commission will be discussing the framework for <br /> 3. <br />I regulating pawnshops, adult uses, and gun shops. It is anticipated that the framework for <br /> this discussion will center around appropriate zoning districts, uses that should be <br /> buffered from these uses and what that buffer distance should be. <br />I The Planning Commission will also be discussing reviewing errors I omissions I <br /> corrections I interpretations in the Zoning Ordinance. This review is focused as primarily <br />. at "house-keeping" items (typographical errors, clarifying interpretations, etc.,) and not at <br /> changing the intent or scope (ie., fast food uses) of sections of the Zoning Ordinance. <br />,. <br />I <br />
