Gene Hicks informed me that he is currently reviewing the Arden Hills Gateway
Business Center EA \V during the comment period. In our conversation he queslioned me regarding
my method of trip generation. Specifically, he wanted to know what trip generation rales I used in
Ie detennining the site generated traffic. I explained that I applied general office and warehousing
trip generation rates published by the Institute of Transportation Engineers to the floor areas
devoted to each land use within the development. During our conversation it became apparent that
I Ihe information I had regarding floor area size and the allocation of office and warehouse space
was inconsistent with Ihe EA W projecl descriplion. Following your suggestion, I am writing you
10 provide the answer to his question.
I Attached you will find "Details on Trip Generation for the Arden Hills Gateway Business Center."
This exhibit shows clearly the trip generation method applied consislent ,vith the EA W project
I description. You will notice that the total weekday p.m. peak hour and weekday daily trips are
both less than staled in the EA W. Consequently, the traffic is less intense and the result of the
intersection capacity analysis is still valid (i.e. the intersection of County Highway 96 and Round.
I Lake Road will operate at level of service C during the p.m. peak hour \vilhol:t and ,vith the
proposed development in 1998).
I Please call me at 832-9858 should you have any additional questions.
Sincerely,
I BENSHOOF & ASSOCIATES, INC.
~7'~
I
Peter A.
