We appreciate <br /> staff's willingness to meet with us and negotiate solutions that work out for the City and for ~ <br /> Welsh. Regarding the aesthetic appeal of our master planned design, we have been very sensitive to the 1 <br /> natural character of the land and the significance of our development to the image of the City of <br /> Arden Hills for this important gateway into the City. We have sited our buildings to: <br /> 1. Maximize views of Round Lake from the future development located to the south of our 1 <br /> complex. <br /> 2. Minimize the impact on existing wetlands. 1 <br /> 3. Minimize the visual impact on Round Lake by maintaining a significant natural buffer <br /> through the creation of a conservation easement. <br /> The result of our master plan design will provide the opportunity for the property to the south to 1 <br /> have a strong focal point that can align with the axis established in our plan. This will give that <br /> future development an order very strong sense of place. As far as the separation of grade 1 <br /> between the roadway and the rail spur/future trail corridor, we know that vertical difference will <br /> enhance the natural feel of the trail and provide a welcome relief. <br /> In addition, our buildings are upscale and we are providing additional enhancements to make 1 <br /> them attractive and appealing to the public eye.
