The minutes of the July 2, 1997 Planning Commission meeting have been <br /> provided under separate cover. <br />I Case #97-10. Variance - Side Yard (Street) Setback. John Shelendich. 1459 Glenhill Road <br /> A. Request. The applicant is requesting approval of a side yard (street) setback variance to <br />I allow for a house addition to be located IS feet from the side property line (right of way) <br /> when 40 feet is required (Exhibit A). <br />Ie B. Background. The request is for a IS foot side yard setback when a 40 feet setback is <br /> required. The existing house on the property has a IS foot side yard setback. The proposed <br /> addition is 14 feet in width and 14 feet in depth. The excessive width of the boulevard along <br />I STH 51 (approximately 75 feet) and the existing vegetation provides for the appearance of <br /> a large setback even though the existing setback is only IS feet. Also, given the unique <br />I shape of the lot (even though the lot exceeds the minimum square footage requirement) <br /> placing the addition elsewhere on the lot would be difficult. The lot contains only 2,450 <br /> square feet of buildable area where a minimum sized comer lot (rectangular) of 14,000 <br />I square feet would have 3,500 square feet of buildable area and a minimum sized interior lot <br /> (rectangular) of 14,000 square feet would have 5,625 square feet of buildable area. . <br />I Also, given the age of the existing structure the Staff was unable to find evidence of a <br /> variance being granted on the existing house. Therefore, if the City Council approves this <br /> variance, then the Staff would recommend that the existing houselgarage be included in that <br />I approval. However, the Staff would not be recommending a blanket IS foot side yard <br /> (street) setback for this property, just for the existing house/garage and proposed addition. <br />I C. Planning Commission recommendation. The Planning Commission recommends <br /> approval of the variance for a 15 foot side yard (street) setback variance for a proposed <br />I addition (including the existing house/garage) to match the existing house setback at 1459 <br /> Glenhill Road, in Planning Case 97-10, subject to the following condition: <br />tft <br />I <br />.- <br />
