The <br /> applicant was given until Tuesday, September 3,1996 to correct the violation of City Code. <br />C, Planning Commission Recommendation. The Plarming Commission on August 6, 1997, I <br /> recommended denial of the variances to allow for the continuing existence of a fence on <br /> height and direction of finished side, and recommended approval of a variance for 30 percent I <br /> open for air flow at 1509 Colleen Avenue, in Planning Case 97-15. <br />D. Updates. The applicant was notified that the City was extending the 60 day review period <br /> of this request an additional 60 days (Wednesday, October 15, 1997). The purpose of this I <br /> extension is to allow sufficient time for the review of your request. This notification was <br /> accomplished within the original 60 review period, which expired on August 16, 1997. I <br />Case #97-16. Site Plan reviewNariance. Friskies Pet Care. 4251 Fernwood Avenne <br />A. Request. The petitioner is requesting approval for site plan review for 672 square foot I <br /> addition which is to accommodate an enclosed silo onto their existing facility, including a <br /> height variance (42 feet proposed, when 35 feet is allowed) at 4251 Fernwood Avenue <br /> (Exhibit B). I <br />B. Background. The applicant proposal to match the height ofthe proposed addition to the <br /> existing structure seems reasonable. However, the staff has received complaints that the ~ <br /> odor emanating from the plant. The applicant has been responsive to staff in taking the <br /> necessary steps to minimize the odor. <br />C. Planning Commission recommendation. The Planning Commission on August 6, I <br /> 1997, recommended approval of the height variance (42 feet) and site plan review for a I <br /> 672 square foot addition, which is to accommodate an enclosed silo onto the existing <br /> facility at 4251 Fernwood Avenue, in Planning Case 97-16, conditioned on the provision <br /> of the required additional landscaping on the west side of the property. I <br />D. Updates. None. <br />Case #97-18. Zoning Ordinance - modifications, City of Arden Hills I <br />A, Request. The City of Arden Hills requests approval of several amendments to the <br /> Zoning Ordinance (Exhibit C). I <br />B. Background. The Staff has been keeping track of "problematic areas" of the Zoning <br /> Ordinance. These problematic areas involve minor errors, omissions, corrections, and I <br /> interpretations of the Zoning Ordinance. In this report the Staff has focused primarily at <br /> these house-keeping items and will focus later this year on more substantive topics (ie., <br /> fast food uses). The problematic areas are bolded in the context of the section of the I <br /> Zoning Ordinance in which they appear. The description of the problem then follows in <br /> the Comment section. Lastly, the items which are to be deleted are overstruck and the .. <br /> items which are to be added are underlined in the Suggestion section. <br /> I <br /> --------~ <br />
