The development agreement is being reviewed by the City Council at <br /> this meeting <br /> 25. Provision of revised design with more 3-D relief for the entrances and sides of Phase II <br /> I building to the City CounciL <br /> STATUS - (Pending). The satisfaction of this condition is dependent on the City Councils <br /> acceptance of the proposed modifications to the exterior of the building which is discussed in the <br /> I Updates section of this memorandum under item nine, <br /> 26. Approval by the Fire Chief of all building address locations. <br /> I STATUS - (pending). The applicant has attempted on several occasions to engage the services <br /> of the LNFD as to their requirements in this and other areas without success, <br /> 27. The modifications for reliefto comers visible from Fourteenth Street would be <br /> researched. <br /> I STATUS - (Pending). The satisfaction of this condition is dependent on the City Councils <br /> acceptance of the proposed modifications to the exterior of the building which is discussed in the <br /> . The review of comer relief to be undertaken by the City Council at the time of the final <br /> plat submittal. <br /> I STATUS - (pending). The satisfaction of this condition is dependent on the City Councils <br /> acceptance of the proposed modifications to the exterior of the building which is discussed in the <br /> Updates section of this memorandum under item nine. <br /> Ie Updates <br /> I. Applicant's Traffic Engineer modification to Condition #2. The applicant requested <br /> . that their traffic engineer review the capacity of the existing intersection of Highway 96 <br /> and West Round Lake Road to determine the maximum amount of development that <br /> could be accommodated under the existing condition (Exhibit E). In short, the <br /> . applicant's traffic engineer concludes that up to 200,000 square feet of additional <br /> development can be accommodated under the existing condition, before the upgrade <br /> I intersection is required. Also, the applicant's traffic engineer concluded that the <br /> upgrading of West Round Lake Road from a two lane facility to a four lane divided <br /> facility is not required as a part of this project. Therefore, it would appear to be <br /> I appropriate to modify this condition to state; "No issuance of occupancy permits for that <br /> part of the project (Phases II, III, and IV) greater than 200,000 square feet until such time <br /> that the relocated Round Lake Road is open for traffic and capable of accepting increased <br /> I traffic." <br /> 2, Road (Gateway Boulevard) is shifted six feet to the north (plan Sheet C4.0). The <br /> applicant in an effort to minimize the extent to which they export soil from this project is <br /> I proposing to increase the relative elevation of the site approximately two feet. In doing <br /> this relative increase in site height the street height also had to increase to keep grades <br /> stable. The railroad right-of-way to the south of Gateway Boulevard was a limiting factor <br /> I in the grading scheme. The road bed of Gateway boulevard needed to be shifted six (6) <br /> feet to the north within the right-of-way to accommodate the increased height of the road. <br /> tt Even with the shift, the City will still need a slope easement from the railroad company. <br /> . <br />
