The variance is requested because the shoreline <br /> width for the 3300 Lake Johanna Blvd property would decrease from 95 feet to 75 feet, which is <br /> less than the minimum 85 foot shoreline width requirement. <br /> Back!:!round <br /> 1. Overview of Request <br /> The applicant is requesting a minor subdivision and variance to adjust the lot line between <br /> two existing lots at 3300 Lake Johanna Blvd (Parcel A) and 3294 Lake Johanna Blvd (Parcel <br /> B). The lot line adjustment will decrease the shoreline width on Parcel A by twenty feet and <br /> subsequently increase the shoreline width on Parcel B by twenty feet. Parcel B will also <br /> increase by 1071 square feet. No new buildable lots will be created with this proposed minor <br /> subdivision. <br /> The applicant has submitted a full explanation for the request (Attachment 3A- 1). In sum, <br /> for a number of years, the owner of Parcel B has been maintaining a portion of Parcel A <br /> based on the belief that the land was actually part of Parcel B.
