<br />. 1) Request for Minor Subdivision and Consolidation <br /> Wc, Bruce and Kathy Haglund, purchascd the property at 3300 Lake Johanna <br /> Blvd. and are proposing to sell 20 ft. of that lakeshorc to the adjoining property owners, <br /> Scott and Diane Bronson. This proposed lot split restores land to thc Bronson lot which <br /> they were told belongcd to them whcn they purchased the lot six years ago. <br /> The previous owner of the Bronson property had pointed out an incorrect property <br /> line to them at the time of their purchase. This division seemed logical, as the orientation <br /> of the house looked directly across the 20 ft oflakcshore. The previous owner of the <br /> Haglund lot had not used her lakefront for many years and had not informed the <br /> Bronsons that they were, in fact, maintaining twenty feet of her property. <br /> Aftcr the 3300 lot was surveyed and sold last summer, the Bronsons were <br /> surprised enough by the new property line that they assumed a mistake had been made <br />. and hired their own surveyor. Unfortunately the property line as surveyed cut across <br /> their front yard, but was the true property line. <br /> The Haglunds do not rcquirc thc full 95 feet frontage and have madc thc twenty <br /> fcct oflakeshore available to the Bronsons. Thc Bronsons will beneJit from having this <br /> property "returned", as it restores their property to its previously assumed location. Thc <br /> Haglunds would feel uncomfortable maintaining and landscaping a piece of property that <br /> runs partly across the front yard and directly into the Bronson's view of the lake. <br /> We would appreciate approval this lot split as it neither benefits nor negativcly <br /> impacts any other Arden Hills residents. It is, however, a logical solution to a <br /> misunderstanding created by the well-meaning individuals who no longer own cithcr of <br /> these properties. <br />. <br />
