<br />2) Request for Variance . <br />A variance is being requestcd for the previously described lot split This is <br />required as the 3300 Lake Johanna Blvd (Haglund) property is currently a <br />"conforming lot" according to Arden Hills guidelines. It has 85 feet or more of <br />lakeshore (actually 95 feet). If the lot splil is approved the Haglund lot would bc <br />75 feel allhe lakeshore lot line making it a "non-conforming" lot. <br />For the reasons mentioned in thc lot split narrative we request that a <br />variance bc granted to allow the lot split.
