<br />, ARDEN HILLS PLANNING COMMISSION - JULY 12, 2006 3 <br />. 3. Any materials stored outside of the building shall be removed or placed inside <br /> of the building. No outdoor storagc shall be pennitted, <br /> 4. The dumpsters shall be moved to the rear of the property and screened from <br /> the pub lie right.of.way. <br /> 5. Any damaged outdoor lighting shall be repaired or replaced. <br /> 6. The exterior of the building shall be washed and/or painted to remove rust <br /> stains, to repair any damage that may be caused during construction activities, <br /> and to fix any other pealing area. If the building is painted a new color, the <br /> paint shall be compatible with the brick on the office arca of the building and <br /> other buildings in the B-4 Zone. <br /> Commissioner McClung asked if with the addition of the bays, would the City see less <br /> trucks parked in the area. Mr. Lehnhoff responded he believed that was part of the <br /> purpose of adding the additional bays. The primary reason was to have a more el1lcient <br /> operation and make it easier to access the warehouse portion of the building. <br /> Commissioner Larson stated that conditions 3-6 were exeellent conditions and he was <br /> pleased to see them in the report. Those conditions will help upgrade thc look of the site. <br /> Commissioner Modesette agreed the conditions were warranted. She indicated the metal <br /> brackets on the outside of the building were rusty and if they were painted, she believed <br /> they would continue to rust. She asked ifthese were outdated, would they stay, or would <br />. they be removed. <br /> Keith Glenn, Penhall Company on behalf of thc applicant, stated the brackets would be <br /> removed and all holes would be patched. <br /> Commissioner Larson asked if the owner was in agreement with thc four conditions <br /> rcgarding the exterior of the building. Mr. Lehnhoff stated a copy of the report was <br /> always forwarded to the applicant and he had not heard from the applicant. <br /> Keith Glenn rcsponded he did not believe the owncr would have any problem with the <br /> eonditions as outlined in staff s report. <br /> Commissioner Larson asked since the four eonditions upgradcd the exterior of the <br /> building, how would they be enforced. Mr. Lehnhoff responded as part of the site plan <br /> review, the building would be inspected and the four conditions would need to be met. <br /> Commissioner McClung moved, seconded by Commissioner Thompson to approve <br /> Planning Case No. 06-020, Site Plan Review to modify the exterior of 3755 Dunlap <br /> Avenue, subject to thc six conditions as noted in staff's Junc 28, 2006, rcport. <br /> The motion carried unanimously (5-0). <br />. <br />
