<br /> 7. Grading and Utilities - Meets Requirement with conditions <br />. The City Engineer has reviewed the grading, drainage, and utility plans for the proposal, and <br /> those comments are attached. A condition rcquiring compliance with thc comments in thc <br /> letter are included as a condition for approval that must be completed before any building <br /> pernlits are issued. <br /> The City Enginecr also noted that permits must be obtained from the Rice Creek Watershed <br /> District (RCWD) before any building permits are issued. <br /> 8. Screening & Noise - Meets Requirements <br /> The mechanical equipment for the building will be locatcd on the western side of the addition <br /> facing the Campus. The mcchanical equipment will be located on a portion of the existing <br /> building that is lower than the proposed addition, which means the addition will be screening <br /> the mechanical equipment <br /> The equipment, which will be more than 80 feet from the nearby residcntial properties, is not <br /> expected to bc detectible from adjacent properties. Although thc mechanical equipment will <br /> only bc visible from within the Campus, it may be visible from Cummings Drive and should <br /> be screened. <br /> 9. Additional Review <br />. The Fire Marshal and City Attorney have reviewed the proposal and do not have any <br /> comments. The City Engineer has reviewed the proposal and her comments arc in <br /> Attachment 3C-2. The Engineer's comments are primarily technical and do not significantly <br /> alter the proposed site plan. <br /> The Building Official noted that the Grading Plan (CI.O) indicates three handicap parking <br /> spaces arc provided for the building. However, the rest of the plans show two handicap <br /> parking spaces. The ADA rcquirement for this building would be four spaces. <br /> Staff Recommendation <br /> In Planning Case #06-024, Staffrecommcnds approval of the Planned Unit Development Master <br /> Plan (7th) Amcndment and Site Plan Rcview based on the submitted plans and findings of fact <br /> subject to thc following thirteen conditions: <br /> I.
