Should the additional parking be <br /> needed, the applicant has submitted proof of parking for an additional 635 parking spaces has <br /> been submitted (Plan G003 in Attachment 3C-3). According to the proof of parking, there is <br /> the potential for a new 415 space lot and a 220 space expansion of an existing lot. <br /> The submittcd site plans are not clear on how many ADA parking spaces are being required. <br /> Some of the site plans show two spaces and others show three spaces. Based on the sizc of <br /> the building, at lcast four spaces should be provided. <br />5. Traffic, Access, and Circnlation - Meets requirement <br /> The proposed addition is unlikely to have a significant impact on intcrnal circulation. Given <br /> the existing traffic conditions in the vicinity of Boston Scientific, it is doubtful the additional <br /> ten employees would have any notieeable impact on traffic movement or congestion. <br /> Howevcr, Boston Scientific is a growing business and traffic in the area has been increasing. <br /> According to the Master Plan, a traffic study is required beforc the start of Phase 2. Due to <br /> the amendments to Phase 1 in the Master Plan since its adoption, it is not clear when Phase 2 <br /> begins. Ofthc 419,500 squarc feel of building space originally eontemplated in Phase I, <br /> only 294,000 square feet has been approvcd and 204,000 square feet has been built. With the . <br /> proposed addition to building N, the approved space would increase to 304,225 square feet of <br /> approved space and 214,225 square feet of built space. <br /> However, if Boston Scientific moves forward with building K, which was originally <br /> proposed as part of Phase 1, the total amount of approvcd office space would increase to <br /> 563,425 square feet thereby cxceeding the original proposal of 419,500 squarc fcct of space <br /> in Phase 1. Since the total amount of building space proposed in Phase 1 has not been <br /> reached, it is unlikely the current proposal warrants a traffic study or road improvements. <br /> However, a study to detcrmine ifroad improvements aJ'e necessary will be needed before <br /> building K or any other addition that exceeds the original Phase 1 square footage total is <br /> reviewed. <br />6. Lighting - Meets Requirement <br /> There arc no proposed changes to the lighting on building N with the proposed addition.
