<br /> Resident Comments <br /> . Staff has not received any letters, e-mails, or telephone calls from property owncrs or occupants <br /> in regard to this planning case. However, site plan reviews do not require a public hearing or <br /> public notice. <br /> Staff Recommendation <br /> Based on the submitted plans and eleven findings offact, Staff recommends approval of <br /> Planning Case #06-025 for the Site Plan Review to modify the property at 1300 Grey Fox Road, <br /> StalTrecommends the following eight conditions be included with the approval: <br /> 1. The project shall be completed in accordance with the plans submitted. Any significant <br /> changes to these plans, as determined by the City Planner, shall rcquire review and <br /> approval by the Planning Commission. <br /> 2. The applicant shall obtain and submit a copy to the City all necessary permits from Ricc <br /> Creek Watershed before a building permil is issued and before constmction begins. <br /> 3. All of the parking stalls shall be striped, <br /> 4. Any damaged parking blocks shall be replaced in all parking areas. <br /> 5. The trees along Grey Fox Road shall be retained. <br /> 6. If feasible, thc trees in the median that will be rcmoved shall be relocated to another <br /> portion ofthe property, <br /> 7. The applicant shall comply with the memo Irom the City Engineer dated August 28, <br /> . 2006. <br /> 8 The applicant shall provide at least three ADA accessible parking stalls that are subjcct to <br /> review and approval by the Building Official. <br /> Options <br /> 1. Recommcnd approval as submitted. <br /> 2. Recommcnd approval with conditions. <br /> 3. Recommend denial with reasons for denial. If the City denies the petitioners request, "__.it <br /> must state in writing thc reasons for the denial at the time it dcnics the request." <br /> 4.
