Impervious Coverage - Meets requirements <br /> Lot 3 will retain the existing house and accessory structures. The existing <br /> structures and driveways on Lot 3 cover 7,425 square feet. The impervious <br /> eoverage of Lot 3 would be 16 pcrcent, which is less than the 35 percent <br /> maXlnlUill. <br /> D. Minimum Buildable Area <br /> Although the City does not havc a minimum buildable area rcquirement, it is <br /> important to eonsider the sizc of the buildable area to cnsure that any new lot ean <br /> accommodate a dwelling comparable to othcr dwellings in the area. The <br /> buildable area generally includes any land outside of wetlands, setbacks, <br /> easements, and steep slopes. Proposed Lot I would have 8,713 square feet of <br /> buildable area and Lot 2 would have 4,723 square feet of buildable area. The <br /> buildable arcas include area that will bc supplemented with fill provided by the <br /> City from the pavement managemcnt program construction area, which is <br /> described below in more detail. <br />2. Ridgewood Neighborhood Pavement Management Program - Stormwater Management . <br />Plan <br /> The City is currently in the proccss ofrebuilding the roads and utilities in the Ridgewood <br /> neighborhood, whieh is located east of the subject property. The new stormwater <br /> managcment plan for the Ridgcwood neighborhood is proposed to utilize the wetland on <br /> the subject propcrty for part of the stormwater treatment system. A stormwatcr treatment <br /> pond is also proposed to be constructed along the boundary between Lots 2 and 3 to treat <br /> stormwater beforc it drains into the wetland. Overflow from the wetland will drain into <br /> Lake Johmma. <br /> Most of the existing wetlmld is on Lot 2 with a portion extending into the center part of <br /> Lot 3.
