<br /> The City Engineer has reviewed the grading and erosion control plans and does <br /> not have any suggested changes_ The Riee Creek Watershed District is also . <br /> revicwing the grading and erosion control plans. <br /> The proposed trec removal area from the applicant is ccntered on the building <br /> pads at the northern end of Lots I and 2. Lot 3 would not have any trees removed <br /> related to this preliminary plat application. At this time, the applieant is not <br /> proposing to removc any additional trees from the hillside up to Siems Court or at <br /> the rear of the lots. Some trees have been removed by the City in the right.of-way <br /> for the Ridgewood neighborhood pavement management program. <br /> It is important to note that as part of the City's proposed storrnwater management <br /> plan, trees wijj be removed from the wetland and the storrnwater treatment pond <br /> arcas. To increasc the functionality of the wetland, the trees need to bc removed. <br /> These areas will be locatcd in proposed City easements that the applicant has <br /> preliminarily agreed to. <br /> For preliminary plats such as this, the City does not have any landscaping <br /> rcquirements. However, the City does have a preliminary landscaping plan to <br /> enhance vegetation around the wetland, the proposed storrnwater treatment pond, <br /> and near Lakc Johanna Blvd. The applicant is not responsible for this landscaping <br /> plan and it is still subject to alteration by the City. Nevertheless, the landscaping <br /> plan wijj replace some of the removed vegetation and increase the aesthetics of <br /> the proposed lots. . <br />C. Utilities. Lot 3 will use the existing water and sewer connection. Lots I and 2 <br /> will have a new connection to City utilities. Thc developer is responsible Jor the <br /> cost and installation of utilities to the propcrties. Work on ntilities within the City <br /> nght-of.way will require approval from the City's Operations and Maintenance <br /> department and approval from the City Engineer. Since the utilities would be <br /> located in the right.of.way for Lake Johanna Blvd, Ramsey County pennits may <br /> also be required. <br />D. Access I Street Design. Although the sitc plan indicates that Lots I and 2 will <br /> share a portion of their driveways and access to Lake Johanna Blvd, the applicant <br /> has withdrawn that request and decidcd to move forward with separate driveways. <br /> After discussing the shared driveway proposal with Ramsey County, it was <br /> detennined that separate driveways would adequately serve the lots and meet all <br /> City and County Requirements. Lot 3 would continue to access Lake Johanna <br /> Blvd using an cxisting drivcway.
