PLANNING CASE 06-023: MASTER PLANNED UNlT DEVELOPMENT AND <br /> PRELlMINARY PLAT <br /> Mr. Lehnhoff stated the applicant was rcquesting that the Planning Commission consider . <br /> a Master and Final Planned Unit Development (PUD) and Preliminary Plat proposal to <br /> redevelop the former City Hall and Public Works property into 62,432 squarc feet Thc <br /> office space would separate into 23 units in seven di1ferent buildings. He reviewed the <br /> previous plan and background information. Staff recommended approval of the Mastcr <br /> and Final Planned Unit Development and Preliminary Plat subject to resolving the <br /> Hamline A venuc acccss question and subject to the following conditions: <br /> L Final Plat The applicant shall submit an application for a Final Plat within six (6) <br /> months following City Council approval of the PUD and Preliminary Plat <br /> 2. PUD Permit A Planned Unit Development Permit shall be drafted by the City <br /> Attorney and be subject to approval by thc City Council prior to the issuance of a <br /> Building Permit <br /> 3. Revised Plans. The applicant shall submit revised plans that are in conformance with <br /> the plan rcvicw comments from the City Engineer Fire Marshal, the Building Official <br /> prior to approving the Final Plat, and any other applicable conditions. <br /> 4. Timeline. The applicant's timeline for development shall be as follows: <br /> . Phase I: Fall 2006 - The developer may begin grading, installing utilities, and <br /> construction of storm water improvements. <br /> . Phase 2: Fall/Winter 2006 - The developer may begin construction on units 1 <br /> - 9. <br /> . Phase 2: 2008: Project completed. <br /> Extensions beyond December 31, 2008, shall rcquirc an application and be subject to <br /> City Council review and approval.
