<br /> . 20. Rice Creek Watershed. The applicant shall obtain all necessary permits from the <br /> Rice Creek Watershed District and Ramsey County prior to filing the Final Plat. <br /> 2!' Hil!hway 96 Access. The Highway 96 access shall be right-in and right-out only. <br /> The applicant shall be responsible for the signing and striping to provide a right <br /> turn lane on eastbound Highway 96 to the development's driveway. <br /> 22.lIamline Avenue Access. <br /> a. The Hamline Avenue aecess shall be a right-in and right-out access only. <br /> No left turns shall be permitted. <br /> b. To facilitate movement in and out ofthc development, a minimum 30-foot <br /> radius shall be built on the northwest and southwest corner 01" the Hamline <br /> Avenue intersection. Revised entrance plans shall be submitted to the City <br /> Engineer and Ramsey County Engineer for approval prior to approving the <br /> Final PIaL The applicant shall be responsible for placing all necessary <br /> traffic signage. <br /> 23. Daycare Access. The applicant shall provide the daycare with a no-cost access <br /> easement to allow vehicles to access the day eare from the office park's access on <br /> Highway 96. <br /> 24. Stop Sil!us. A stop sign shall be placed at the southbound exit to the access <br /> easement from the daycare per the recommendation of the 2005 traffic study. A <br /> stop sign shall also be placed at the eastbound exit to the aecess easement before <br /> the daycare exit/entrance to the access easement per thc recommendation of thc <br /> 2005 traffic study. <br /> . 25. Sil!ns. The following shall apply to all sign age in the development: <br /> a. Each unit shall be permitted one 1 O"x I 0' sign on the front of the building <br /> eentered above the entrance to the unit provided that these signs are <br /> uniform in color and are not illuminated. <br /> b If any units are combined for usc by onc occupant, the combincd units <br /> shall be considered one unit in terms of signage and shall be permitted one <br /> l2"xIO'sign centered between the combined units provided that the sign is <br /> in conformance with the other primary signs in the development as <br /> pennitted in condition 20.a. <br /> c. Ifunits 19-23 are combined into one unit, the combined units may have <br /> onc shared sign on the rear of the building provided that the sign is no <br /> greater than 60 square feet, is centered on the building, is only used by the <br /> single occupant of the combined units, and is not illuminated. <br /> d. Each individual unit or combined units shall be permittcd onc sign that is <br /> 1.3' by 1.6' for address and business name adjacent to the door. The <br /> address and business name shall be uniform throughout the development <br /> in size, placement, and color. These signs may be illuminated. <br /> e. Each sign shall require a separate permit <br /> f Off-prcmise advertising shall not be pennitted under any circumstances. <br /> g. Signagc shall not be permitted on the awnings/canopies. <br /> 26. Drainal!e & Utilitv Easement, The applicant shall provide a 12 foot drainage <br /> and utility casement along the exterior lot lines and the right-of-way. <br /> 27. Lildltinf: Plan. The applicant shall amend the lighting to be in filii compliance <br /> . with the City.s lighting regulations prior to approving the Final Plat. <br /> 3 <br />
